In our experience working across Kempsey and the Mid North Coast, electrical issues are consistently one of the most underestimated risks in a pre-purchase inspection. They’re often hidden behind walls, and by the time they surface, they’re already someone else’s problem to pay for.
A building and pest inspection covers the structure and roof, but it won’t tell you whether the wiring is safe, whether the switchboard meets current standards, or whether safety switches are even installed. That requires a licensed electrician.
Many homes in the Kempsey area were built several decades ago, and we regularly come across outdated wiring, ageing switchboards, and missing safety devices during routine inspections. These aren’t minor cosmetic issues. A pre-purchase electrical inspection gives you the facts before you commit, and the leverage to act on them.
Use this as your walkthrough guide when assessing any property.
Open the switchboard and take a close look. Ceramic fuses instead of modern circuit breakers are a clear sign the board is outdated. Check for safety switches (RCDs) on every circuit, discolouration or burn marks around the board, and any wiring that looks like it has been added informally over time.
Every NSW home should have RCDs installed. If they’re missing, that’s a compliance issue, and one we see more often than you’d expect in older Mid North Coast properties.
Test every power point and switch throughout the home. Look for loose or cracked sockets, discolouration, warmth to the touch, or any buzzing when in use. Outdoor and bathroom power points should have weatherproof covers.
These are usually the first visible clues that something isn’t right deeper in the system.
Where wiring is visible, such as in the roof cavity, under the house, or near the meter box, look for rubber-insulated or cloth-covered cables. Check for cracking, fraying, or repairs that involve tape rather than proper terminations.
Older wiring isn’t automatically unsafe, but it does need a professional eye to confirm it still holds up. That distinction matters when you’re deciding whether to proceed with a purchase.
Smoke alarms are a legal requirement in all NSW residential properties. During your inspection, test each alarm, check the age of the units, and confirm they are correctly positioned and interconnected where required.
Alarms older than ten years need replacing, and it’s a straightforward fix once you know what you’re dealing with.
Switch on every light, including outdoor fittings and bathroom heat lamps. If circuits trip when appliances are turned on, or if lights flicker unexpectedly, that’s worth investigating rather than dismissing. For properties with solar panels, ask for documentation of the original installation and whether it has been maintained.
A walkthrough like this is useful, but it’s not a substitute for a thorough inspection by a qualified electrician.
